Strata Fees
- Proposed by the Executive Committee
- Approved by owners at the AGM
- Collected and administered by the Strata Manager
All owners pay a general fee for the following services
- Repair and maintenance of the building
- Water consumption across the complex
- Insurance of the building, not contents
- Rubbish collection
- Maintenance of gardens
- Maintenance of common areas
- Electricity in common areas
- Management and administration costs
Apartment owners pay a supplementary strata fee for the additional services available to them
- Lift maintenance
- Fire alarm and sprinkler systems
- Roller door maintenance
- Carpark ventilation
- Lift shaft pumps
- Security/Access control systems
- Cleaning of internal common areas
Other Bills
Owners or tenants also have the following
- Rates - ACT Government
- Sewage and Water connection charges - Icon Water
- Electricity services - e.g. AGL, Origin or other providers
- Internet services - Any NBN provider (FTTP)
- Contents insurance - Any insurer
- Embedded hot water - Origin Energy (Apartments only)
- Satellite TV - Foxtel available through antenna system
The only gas service in the complex is for the Embedded hot water system in the apartments.
Heating/Cooking for all and hot water in townhouses are all electric systems.
